Demolition Tips for Oakland, CA
Do I need a permit for demolition in Oakland, CA?
The city of Oakland requires a building permit for the alteration, construction, or demolition of any property or structure. However, in the city of Oakland, certain minor projects do not require building permits for demolition. For example, single story detached garages or any other building less than 12 feet in height, do not require you to obtain a building permit prior to demolition. Below is a brief outline of a few other projects that do not require a building permit:
- Wood or chain link fencing less than 6 ft in height, or 3 ft in height for masonry fencing
- Above ground pools less than 24 in. deep (with a max of 5,000 gallons)
- Driveways and sidewalks less than 30 inches above adjacent grade, as long as they are not over a basement
- Retaining walls less than 4' that are not supporting any other structure
- Swings and other playground equipment
To apply for a building permit in Oakland, visit the city's Permit Center located at 250 Frank H. Ogawa Plaza, Suite 2114 on the second floor. For further details on whether or not your project will require a building permit, contact the Oakland Permit Center today at (510) 238-3443.
How much will my project cost?
While demolition costs vary for a number of reasons—like project type, project size, where you live, and more—knowing the average cost of your specific type of project will help you know what a good deal looks like.
- House Demolition: $4,000-$14,000
- Barn Demolition: $1,200-$15,000
- Interior Demolition: $500-$12,000
- Mobile Home Demolition: $2,600-$6,550
- Inground Pool Removal: $3,500-$7,000
- Above Ground Pool Removal: $2,000-$3,000
- Oil Tank Removal: $1,300-$3,000
When should I make payments?
Set up a payment schedule that coordinates with the amount of work being completed, and don’t pay for anything unless it is completed and you are satisfied with it. Ideally, all of this will be written in your contract. When it comes to paying a contractor, there are 2 main rules of thumb:
- Never pay for work that hasn’t been done.
- Whenever possible, avoid paying in cash.
You should be wary of any contractor who requires a large payment upfront.
