Demolition Tips for Virginia Beach, VA

How to I make sure you have the necessary permits?

In the city of Virginia Beach, a demolition permit is required for the alteration or removal of any building or structure within city limits.

For a residential demolition, you will need:

  • Copy of the site plan or physical survey of the property
  • Letters of confirmation that all utilities are turned off (i.e. water, power, gas, cable, and phone) even if services were not supplied to the residence

For a commercial demolition, you will need:

  • Copy of the site plan or physical survey of the property
  • Letters of confirmation that all utilities are turned off (i.e. water, power, gas, cable, and phone) even if services were not supplied to the property
  • Letter of asbestos inspection conducted by a certified asbestos abatement company (if building was built prior to 1985)

In some cases, your demolition contractor will insist on pulling the necessary permits for a job, but this is not always the case; some may insist you pull the permit(s). Having your demolition contractor obtain the permits for you can prove to be a much more stress-free experience, so make sure you consider this when choosing which contractor to hire.

How do I ensure I get the best price for my demo project?

The best thing you can do to make sure you get the fairest price is: Get multiple quotes for the job. Don’t just compare the bottom line cost though. You also want to look into each contractor’s experience, what other customers have to say about them, how long it will take them to complete the project, payment schedule expectations, and anything else that might affect your decision.
